- Water heaters must be anchored or strapped to resist earthquake motion.
- Straps in upper 1/3 and lower 1/3 of height; lower strap ≥4 inches above controls.

Location Rules
- Fuel-burning gas units prohibited in bedrooms, bathrooms, or their closets (unless direct-vent/sealed combustion).
- Garages: ignition source ≥18 inches above floor.
- Attics/floors: watertight corrosion-resistant pan with drain if leak could cause damage.
Venting & Safety
- Proper approved venting to outdoors for gas units (prevents CO buildup).
- TPR valve required with discharge pipe — full size, no traps/valves, to approved location.
- Discharge 6–24 inches above floor/ground; expansion tank often needed for closed systems.
Energy Efficiency
- Meet minimum UEF ratings under the 2025 OEESC (based on ASHRAE 90.1-2022).
- Heat pump water heaters ≥3.45 UEF and gas ≥0.90 UEF incentivized or required.
